What is off-plan property and why should I invest?

Off-plan property is purchased directly from the developer before or during construction. This means lower entry prices (typically 15-25% below completed property prices), flexible payment plans spread across the construction period, and significant capital appreciation potential by the time of handover. Horizon Development projects have historically delivered 18-30% ROI for early investors.

What payment plan options are available?

We offer two primary payment structures: a 60/40 plan (60% during construction, 40% on handover) and a 70/30 plan (70% during construction, 30% post-handover over 12 months). Both options begin with a booking deposit of 10-15%. No bank mortgage is required during the construction phase, making it accessible to international investors.

Can foreign nationals purchase property in the UAE?

Yes. Foreign nationals can own freehold property in designated areas across Dubai, Abu Dhabi, Ras Al Khaimah, and other emirates. All Horizon Development projects are located in freehold zones. Additionally, property investments of AED 2 million or more may qualify for the UAE Golden Visa, granting 10-year residency.

What happens if the project is delayed?

Horizon Development has a 100% on-time delivery record. All projects are registered with RERA (Real Estate Regulatory Agency), and buyer funds are held in escrow accounts as mandated by law. In the unlikely event of delay, your investment is fully protected under UAE real estate law, and you may be entitled to compensation per the Sale and Purchase Agreement terms.

What are the expected rental yields?

Our projects are located in high-demand rental areas with yields averaging 6-9% net annually. Studios and 1-bedroom apartments in Dubai Marina and Ras Al Khaimah typically deliver the highest yields. Our team provides complimentary rental management services, including tenant sourcing, maintenance, and rent collection, for the first year after handover.

Is there a service charge? What are the additional costs?

Annual service charges range from AED 12-18 per sq ft depending on the project and amenities. Additional one-time costs include: 4% DLD (Dubai Land Department) registration fee, AED 2,000-4,000 admin/Oqood fee, and nominal utility connection charges. There is zero property tax and zero income tax on rental earnings in the UAE.
